<VV> corvan I looked at today

I looked at a corvan today.  The structural problems I saw.

1.  The front floor pan is shot.  Do any of the vendors have pre-bent pans.
2.  The drivers side lower is rotted out.  The pan and supports are intact and solid, but the 'sill' is not in contact with the unibody.
How much of this is facia, and how will this hurt the structural integrity of the vehicle.  Is this a kiss of death.  He has the piece to weld in.

The tires are new, and the engine from a 66/110/4sp is solid.  Lots of spare parts, engine, doors, 3 windshields.  Electronic ignition, and glass packs.

Minor issues,
Brakes.
I have a complete 66 car brake kit, springs, shoes, cyl rebuild kits.  Will these fit the van.  Did not know the history of the brakes.Did not have long...makes me kind of concerned why he is turning it over so fast.
Any options for adding a second row of seats.  For the daughters
Thinking of a bench seat from a Grand caravan.

Not looking for validation, but honest advice.  

I had wanted a greenbrier, we just had our second child and I wanted a cruise vehicle.  Looking to trade my orange car
